We know that the sale of your home will involve some inconvenience. We will do our best to make the transition as easy as possible. However with just a little effort on your part, your home can be sold more quickly and for a better price by presenting the property at it's best for every inspection and every open home, enables purchases to relate and interact with the ambience of a tidy much loved home, and one that is inviting rather than discouraging.

Remember the oldest adage in Real Estate - "Presentation Sells Property" and well presented properties always attract top price.

Here are some tips which have proven invaluable to successful sellers.

First Impressions are lasting

From the moment the prospective buyers arrive they should notice that the gardens and lawns are well presented. Garden rubbish should be disposed of and paths and entries kept clear and clean. Toys and garden tools should be stored away.

A tidy home says "Welcome"

Your home should be kept neat and tidy during the period of inspections. It should not necessarily be a "show place" but appear to be a comfortable home in which to live. De-clutter all unnecessary furniture, toys or nick-knacks around the home, allowing free movement inside by purchasers. Fresh flowers or indoor plants always brighten up a home.

Repairs can make a big difference

Make sure that all minor repairs are completed, sticking doors and windows, loose door knobs, faulty plumbing, peeling paint or faulty screens may affect your sale or your price.

Let the sunshine in, let plenty of light into your home, nothing improves atmosphere more than brightness. On a dull day it is advisable to switch lights on prior to arrival of prospective buyers.

Turn on the heat or cool

A warm, comfortably heated home on cold days adds a feeling of cosiness; on a hot day don't forget to turn on the air conditioner or fan (or simply let the breeze flow through).

Pools

Ensure your pool is vacuumed, the water is clean and clear of leaves and other debris, clean the edging, tiles and store away pool equipment.

Inspections

Three is a crowd, avoid having too many people present during inspections, our agent knows the buyer’s requirements and can emphasise the features of your home best without your presence or assistance. Sometimes your assistance may appear to the Buyer you are over keen which will effect their offer.

Music in the air: Pets underfoot

As a general rule it is advisable to turn off radio and television sets during inspections as they can be very distracting. Keep your pets out of the way (preferably out of the house). Let the agent and buyer talk, free of disturbances.

Working as a Team

You and your Doug Hull Real Estate Agent should always work as a team, if you feel your Agent has overlooked some important selling points when showing prospective buyers through, feel free to discuss them privately after the clients have left (perhaps a phone call to the office) or when the Agent rings with the feedback information from the inspection.
